Welcome to the Flanders Q Happenings' blog


 Just a Place where we can read what is going on around Flanders Q building!

I have notice a lot of people can't come to our Flanders Q board meetings,

so I thought there should be a place to let all of Flanders Q residents and owners

receive information about what is going on. I always wanted to do a blog for

Flanders Q but just never had time while I was President. 

Now, that I am not President but still serving on the board, I thought it  would be a good time to try this blog out.

We will see how it goes!!

Don't You Love Technology!

Don’t you love technology, reaching most of Flanders Q owners and residents makes Mike and I very thankful we were able to embrace the world of technology and learn about all of this new communication we have now. Thanks to our three children, who taught us everything we know about Technology!

I first want to say how hard it was to give up being Flanders Q’s President, but after seven years it was time. I am happy that I will have time to better communicate with all of you. We have a new President now and some new faces on the board. The new President is embracing her new job and I am sure there will be lots of learning experiences for her. We have a great management company, Wilson Management and I know they will be there for her and the board in this endeavor of learning to navigate the decisions of making great choices to insure our building and its income are safe.

With that said, this blog is where I will be letting you know the Happenings around our building and giving my opinion on what the board is prospering and what we are planning to do around Flanders Q. It is a work in progress and our building needs all of you to step up and voice your opinion and concerns. So I welcome comments on this blog.

The first item I will be writing about is one of most importance to all of us. The President has proposed we make some changes to our Flanders Q Documents, which is fine if we make sure we choose
 the right amendments:
to add
to take away  
or to change
This is where I would like to inform all of you about these proposed changes. All the owners will soon be getting a package of these proposed amendments, but I thought I would give you a preview of what is coming in your mailbox.

  




Proposed Amendments
Before you start to read these Proposed Amendments there are a few items I would like to point out to you, please read this very carefully because it is sometimes hard to understand, Mike and I have been reading these over and over and we still have to go back and read the item again to grasp its meaning.
I am writing this information on the blog, to inform you of your options of voting on each amendment. I will be telling you MY opinion of these amendments. Please read the amendments over for yourself and decide how you as an owner of a Flanders Q Unit would want to have our documents:
added to
taken away
or changed.
When you get your package of 18 pages of changes for our Flanders Q Documents---please make note of the following use of how the lawyer is showing us on these amendment items, the items that will be added and deleted. Please read the amendments over for yourself and decide how you as an owner of a Flanders Q Unit would want to have our documents;
 added to--taken away--or changed.

Amendment Item 1 
Deals with---------Future Amendment Procedure:
Section 6 & Article 12 & Section 11

In Plain English----This TAKES AWAY SEVERAL RIGHTS OF THE OWNERS ABILITY TO VOTE.
It lowers the amount of unit owners they need to pass an item.
Example: This language needs to stay in our documents, it gives the owners more of a voice in voting, if we lower the amount of unit owners we need to have pass an item, them the unit owners have less control. Lowering the require number of unit owners lower than 66 2/3 is NOT RIGHT.
This means a small number of unit owners can controls the way Flanders Q operates and functions.

Amendment Item 2
Deals with-------- Motorcycles and Scooters
Section 7.2 (c)

In Plain English---As of now, Flanders Q does not allow Motorcycles, Scooters, Motorbikes, etc.
I do not want to be woken up to the sound of loud motorcycle noise nor do I want to try to sleep through the noise. Please read what we have in our document right now, and you will notice it protects the surrounding of our quite building area. Read Section 7.2 (c)
If we pass to change this document it opens us up to so many different kinds of vehicles in our parking area.

Amendment Item 3
Deals with -----Two (2) Vehicle Per Unit Limit
Section 7.2 (f)

In Plain English---Parking is so limit at Flanders Q, this is really a good item to put into our Documents.
Vote---------Yes on Amendment Item 3

Amendment Item 4
Deals with------Correcting Old Mortgage Foreclosure Language Section 9.5

In Plain English---This language needs to be changed to protect all of us in case of owner default.
Vote--------Yes on Amendment Item 4

Amendment Item 5
Deals with--------Insurance carried by Association and Association reconstruction and Repair
 Section 10.1-10.4-10.5

In Plain English----The original wording in our Documents as of this date, is acceptable and should not be changed. If this wording is changed our rights as unit owners our taken away and if we do not use an Insurance Trustee, to distribute the funds, the decision of who receives these funds is then given to the Board. 
Please read this Amendment over and you will find that there are many more rights taken away from unit owners after a storm hits our building or any other type of disaster hits----because of the new wording.

Amendment Item 6
Deals with----Occupancy of Units
Section 14.1

In Plain English----The board wants to control more of who we let stay in our own units and who owns our units. Our Documents already state the right amount of restrictions we have for people staying in our units and it is a good statement and should be left alone.  
Vote---------No on Amendment Item 6

Amendment Item 7
Deals with ------------------Leasing our Units
Section 14.10 and 15.1(b)

In Plain English--------The original wording in our Documents as of this date, is acceptable and should not be changed. The one part of change would not allow us to rent our units on a seasonal basis, and Florida is all about snowbirds.
Vote---------No on Amendment Item 7


Amendment Item 8
Deals with ---------------------------Floor Coverings
Section 14 14.17-14-18

In Plain English ----------------Hard Surface Flooring inside second floor units and no carpeting on open terraces/patios. This is really important to pass because of the noise level of second floor units into the unit under them. It has been discovered that when carpeting is put on open terraces/patios and it rains on this carpeting, it retains the moist and corrodes the concert.
Vote ----------------------Yes on Amendment Item 8

Amendment Item 9
Deals with -------------------Association Approval Procedure for Sales and Leases 
Section 15 15.2 (c) (d) & 15.3

In Plain English--The original wording in our Documents as of this date, is acceptable and should not be changed.
 Vote --------------No on Amendment Item 9

Amendment Item 10
Deals with --------------Quorum at Owners Meetings
Section 3.5
In Plain English -------The original wording in our Documents as of this date, is acceptable and should not be changed. This proposed amendment would take away the rights of more of our unit owners to vote.
